role=\"region\" aria-labelledby=\"elementor-tab-title-2231\"><p>The most likely reason this will be is due to the demand for the property already received.\u00a0<\/p><p>When a property goes live, the following day at 8am we check all viewing requests for that property, those that match the criteria will be invited to view.\u00a0<\/p><p>Usually the 1st viewing will take place 2-3 days from it going live, in the lead up to the viewing we will contact other people who have applied after the 1st batch got invited to add on.\u00a0\u00a0<\/p><p>If you request comes after the 1st viewing has taken place, should nobody be offered a tenancy from that viewing you would be contacted then however, in most cases we do find that properties do get let after the 1st viewing has taken place.<\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t<div class=\"elementor-accordion-item\">\n\t\t\t\t\t<div id=\"elementor-tab-title-2232\" class=\"elementor-tab-title\" data-tab=\"2\" role=\"button\" aria-labelledby=\"elementor-tab-title-2232\"><p>We may ask you to provide a guarantor if you:<\/p><ul><li>Are a student<\/li><li>Are not in full time employment<\/li><li>In a probation period for a new job<\/li><li>Under 2 years of self employment<\/li><li>Do not have sufficient income (a student loan does not count as an income).<\/li><li>If your credit rating is insufficient (deemed by Experian or other relevant credit check companies we use) then a guarantor is also likely to be requested.<\/li><\/ul><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t<div aria-labelledby=\"elementor-tab-title-2233\"><ul><li>Affordability criteria of 2.5 times the monthly rent (for example, a \u00a31000 per calendar month flat shared between two people with low income would require two guarantors with at least \u00a31250 net monthly income or one guarantor for both tenants with at least \u00a32500 net monthly income).<\/li><li>If a guarantor is self-employed, a credit check may be carried out on the business. For example, if the rent is \u00a31000 then deposit will be \u00a31000.<\/p><p>If you have a pet the deposit amount is usually 1.5 times the monthly rent unless agreed otherwise.\u00a0 E.g if the rent is \u00a31000 the deposit would be \u00a31500<\/p><p>The deposit is due within 24 hours of you being provisionally offered your tenancy, if things don&#8217;t work out and the tenancy doesn&#8217;t go ahead this is fully refundable to you.<\/p><\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t<div class=\"elementor-accordion-item\">\n\t\t\t\t\t<div id=\"elementor-tab-title-2236\" class=\"elementor-tab-title\" data-tab=\"6\" role=\"button\" aria-controls=\"elementor-tab-content-2236\" aria-expanded=\"false\">\n\t\t\t\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-accordion-icon elementor-accordion-icon-left\" aria-hidden=\"true\">\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<span class=\"elementor-accordion-icon-closed\"><i class=\"fas fa-plus\"><\/i><\/span>\n\t\t\t\t\t\t\t\t<span class=\"elementor-accordion-icon-opened\"><i class=\"fas fa-minus\"><\/i><\/span>\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/span>\n\t\t\t\t\t\t\t\t\t\t\t\t<a class=\"elementor-accordion-title\" tabindex=\"0\">When and what payments are due?<\/a>\n\t\t\t\t\t<\/div>\n\t\t\t\t\t<div id=\"elementor-tab-content-2236\" class=\"elementor-tab-content elementor-clearfix\" data-tab=\"6\" role=\"region\" aria-labelledby=\"elementor-tab-title-2236\"><p>We will only ever ask you to pay a deposit and rent at the stage you receive a provisional tenancy offer. This request will be sent via email from an @southsidemanagement.com domain email (usually applications@southsidemanagement.com)<\/p><p>We only accept payment by BACS.<\/p><p>Never make any payment that is a request from any other email account or payment method.<\/p><p>If you ever aren&#8217;t sure please give our office a call and we will be happy to verify any payment requests.\u00a0<\/p><p>Typical timescales for any payments due:<\/p><p>Deposit &#8211;
