Legislation & Regulations

Stay compliant with Scottish letting law. We handle all the regulatory requirements so you can let with confidence.

Landlord Registration

All landlords in Scotland must be registered with their local authority. In Aberdeen, this means registering with Aberdeen City Council. Registration must be renewed every 3 years. We can guide you through the application process and ensure your registration remains current.

The Repairing Standard

The Repairing Standard sets out the minimum legal standards for private rented properties in Scotland. It covers water and gas supply, electricity, fixtures and fittings, heating, and structural integrity. We ensure all managed properties comply and arrange any necessary remedial work promptly.

Gas & Electrical Safety

Landlords must obtain an annual gas safety certificate from a Gas Safe registered engineer. Electrical installation condition reports (EICR) are required every 5 years. We arrange all necessary safety checks for our managed properties and keep records up to date.

Energy Performance Certificates

An EPC rated E or above is legally required before a property can be let. Properties with better ratings (C or above) are more attractive to tenants and may command higher rents. We can advise on improvements to boost your EPC rating.

Smoke and Carbon Monoxide Alarms

All rental properties must be fitted with interlinked smoke alarms in living rooms and circulation spaces, plus a heat alarm in the kitchen and a carbon monoxide detector where fuel-burning appliances are present. We ensure compliance at every tenancy start.
